Sealcoating, or pavement sealing, is the process of applying a protective coating to asphalt, also known as blacktop, pavements to provide a layer of protection.  Its primary purpose is to protect asphalt surfaces from damage caused by the elements, like water, UV rays, and oil, thereby extending the pavement's lifespan and maintaining its appearance.  


The cost of sealcoating varies depending on the size of the project, materials used, and other factors. Contact us for a free estimate.


For best long-term results, apply sealcoating within the first one to three years of the paving installation. Sealcoating typically lasts for 1 to 3 years, but this can vary based on factors like climate, traffic volume, and the quality of the sealcoat application. Regular sealcoating can save you money in the long run by preventing costly repairs and replacements.


If conditions are ideal it usually takes 3 to 4 hours to walk on and 24 to 48 hours to drive on.


The best time to sealcoat is during the warmer months when the temperature is above 50°F and the ground is dry. This allows the asphalt to properly cure and set.
